Proximity to Neighborhood Services and Property Values in Urban Area: An Evaluation through the Hedonic Pricing Model

چکیده
Neighborhood services, property attributes, and their associated amenities have positive impacts on land values. This impact is estimated by the hedonic pricing model, which considered an effective method used in previous studies for such evaluations. The study uses Geographical Information Science digitizing point of interest area spatial modeling data collection points multi-linear regression as a statistical analysis measurements. measurements include structural, locational, environmental, community attributes at given time space walkable distance from neighborhood measuring proximity. results are represented through summary expresses every individual variable entire value property, appropriateness shown values R, R2, adjusted R2. result concluded that characteristics varied location to location, why it difficult measure exact market values, particularly areas lack urban planning heterogeneous data. Research burning issues essential sustainable development.
